HOW TO GET YOUR HOUSE READY TO SELL

The first rule of selling your home is to be strategic and intentional. There are countless things you can do, but it’s important not to get carried away. Here are a few tips that will help get your home ready.

Paint & Lighting

Look I get it. You may love the red walls in your kitchen but potential buyers may not. Depending on trends, certain colors make a house look outdated. You may want to consider painting your entire house one modern color. Also if you have outdated light fixtures, you may want to consider updating them. Replacing fixtures modernizes spaces and it’s usually not expensive.

A picture is worth a million words

When I send my buyers a list of homes we’re viewing, one of the first things they do is look at pictures. Pictures are the first impression buyers get. Unfortunately, I often see pictures of homes that look like they were taken from an iPhone from 2008, and in today’s world that simply doesn’t cut it.

Decluttering and depersonalizing are key

Buyers are looking for bright open spaces and removing the small appliances from your counter (just one of many examples) will go a long way in enlarging the space. Store everything discretely and if you must, rent out a storage unit. Depersonalizing your home is about neutralizing it so buyers can envision themselves in it. Remember, you’re selling your home, not your personal belongings.

Curb appeal, curb appeal, and yes more curb appeal

It’s not only important but strategic to have a nicely mowed yard with cute shrubs. You may want to consider pressure washing the exterior and driveway. Now I’m not telling you to spend $5000 at Lowe’s but just make sure the exterior of your home looks clean.

Pricing is a deal-breaker

If your home is overpriced, it may result in it sitting on the market which will decrease your bargaining power as a seller. At the opposite end of the spectrum, make sure the home isn’t underpriced. Nothing stings more than selling your home for less. Make sure you feel comfortable with the listing price.
